I arrived at night. The driveway is very narrow, less than 6 feet wide, and very close to side of the house, less than 8 inches from house, and in extremely poor condition. The driveway entrance is shared with neighbour. There are no lights on house or markers for driveway. The driveway between host house and neighbour is separated by a strip of grass that has concrete and pipes sticking up out of the ground. These are not visible at night. My car tire was punctured and my car was rendered inoperable. My EV car does not come with a spare or jack. The backyard was overgrown, the floors are uneven, the bedsheets in one room had blood like stain on them. The kitchen is not well equipped with basics and is very small. I stayed the night I arrived, I did not have a car to get to a hotel. There are numerous other places to stay in Waco to book. I have used Airbnbs all over the world for many years and have never had this terrible an experience anywhere.

I enjoyed my stay. There were plenty of labels that let me know where things were kept in cabinets. That was helpful. I stay in short term rentals fairly frequently and it’s a struggle sometimes to find what I need. Not at this place! The backyard is really big and includes a privacy fence. A great place for dogs to play! They had everything that I needed.

Eric was very nice and communicative. The listing however needs to be updated. The listing shows check-in/check-out at 3pm/11am but a few days before check-in we were informed check-in/check-out was actually 4pm/10am. Eric allowed us to check-in at 3pm with no extra cost once I pointed out the difference in times. The listing also included shampoo and conditioner but there was none at the house. They asked to come out and fix the fire pit during our stay but they ended up cancelling so we were unable to use it. House was fine and met our needs. Was a good location close to downtown Waco and Baylor campus.

It was everything we needed to have a comfortable stay!

This house is very close to downtown, the shops, restaurants, and the stadium. Very clean. The flooring had a lot of unlevel spots and the walls had some repaired cracks, but it didnt bother us. We only used the king bed and it was comfortable althought it moved when you rolled over or got in and out. The neighborhood is a little bit shady and there was a lot of sirens and a loud train. It did have everything we needed, in a modest home.

We had a great stay with Eric! He was extremely responsive as a host. The property was exactly as listed and perfectly suited to our needs. This was our second time staying at one of his properties and we wouldn't hesitate to do so again.

The home was alright, but really was in need of maintenance on the home itself. The home is not flat, and it poses some safety risks considering the flooring itself is uneven. The ribbon driveway has pot holes, and needs repair. Pest control could be better, saw a cockroach, many spiders, and ants during our stay. The shower curtain was pretty gnarly and looked like it hadn't been washed in a very long time. The yard was nice. The amenities were generally nice. Unfortunately, the home itself was just not in great shape.

Nice place, and close to all the attractions in Waco! Host was constantly communicating with us throughout the trip.

Came into town to visit family and had to bring our dog. The home was very neat and spacious and the fenced in backyard was perfect for our needs!

Great stay! Centrally located and minutes away from everything in Waco!

Lots of space inside, good backyard. All the utensils, etc were clean, king bed was very comfortable- bathroom was nice. Water pressure could use a little help but that’s a personal preference thing. All in all, would recommend

The whole stay was wonderful for our family with littles and a dog. We were in such close to everything. The house is definitely as described. Like others mentioned the neighborhood doesnt look the prettiest but we had no problems and would recommend this place to others. Our host was also very responsive which was great when we hit a planning snafu.

Place was great for friends and I to stay for a quick weekend to magnolia. 3 minutes to the heart of it all, and easy freeway access. Communication with host was effortless and quick response.

My sister and and I planned a road trip and had a few days to stay in Waco. I searched several VRBO's in the area and we decided on this house. The thing about choosing a VRBO is they never give you an address so you could look it up on google maps. We pulled up to the property and I knew we were in the correct place, as I recognized the house from the listing. Unfortunately, the house next door was a complete dump and kind of scared us…2 women staying alone in what appeared to be a sketchy part of town. The house was as described, as only a few blocks from the Magnolia silos. Unfortunately this house could have been so much better, if they’d spend a little more money on furnishings. Most of the furniture was rickety to say the least. When we entered the house, it was 56* inside. The furnace was turned way down. (The temps were unusually cold for the time we visited, so it took awhile for the house to warm up). When we got there, I had the wrong code to get into the house, but I called the host right away and he was very helpful in giving us the correct code. It wasn’t a terrible place, but if we’d know where it was located, we probably would have just chosen a hotel to stay at. I wish I could add a pic of the house next door (I took several). It was a dump and when we sent pics to our spouses, they told us we shouldn’t stay there.

Host was very accommodating! House was definitely welcoming and had the best backyard for pets! I would 100% stay here if Im passing through again. House is located in a pretty convenient place, many things to do and only 3-10min away! I read some reviews speaking negative about the looks of the neighborhood. We were never bothered and the neighborhood was not bad. Im not the bougie type, coming from not having the best places to live growing up. If you think this is a bad neighborhood then I feel sorry for you. I would rather stay in a nice house with a “bad” looking neighborhood that has everything close by, than a big bougie house on the outskirts of town and it taking 30min to get anywhere… Beautiful home, great kitchen, big living room, good size rooms, huge backyard. Board games for those who are not the scroll through social media! My wife and I really enjoyed this house and I definitely recommend this place! Thanks Eric, your place was great!

Eric’s place was okay. Pictures need to be updated to what you get. Neighborhood was sketchy. I saw the other reviews but I think they are for his other properties. Overall Eric is a good Host. Home is just not what we wanted to pay for.

I absolutely love this place I will definitely be booking this again, Eric is a phenomenal host. There was some miscommunication with the cleaning services. But I called him and they got right on it took care of it. Extremely friendly, great response times. Just all around 10 out of 10 would recommend!

Eric is a first class host and so is the house. Definitely recommend to anyone staying in Waco. One of the best values in the area as well.

The host was initially accommodating, agreeing to an early check-in for my sister’s 10am flight arrival, as we were in town for the Ironman 70.3. This arrangement required an additional fee to block off the night prior, which we paid. However, on the morning of check-in, we did not receive the access code as promised. Fortunately, my sister’s Uber driver waited for 45 minutes while we contacted the host. Upon entering, the house had not been cleaned—trash in bins, unmade beds, and signs of prior use from the night before. The cleaning crew arrived later, and we requested a refund, which is still pending. While the house was fine, the neighborhood did not justify the higher price.

Eric's place is a good value, nice, quiet and he was very helpful and responsive. easy to get anywhere you need to go in Waco!

The place was great! Had everything we needed. It is an older home, updated but very clean and cute! It’s close to downtown where there are great places to eat and explore. The area was a little sketch, but we didn’t feel unsafe. The neighbors were quiet, we didn’t hear anything! If you park on the driveway pull all the way up out from under the tree or you’ll have a car covered in tree sap. Eric was very helpful and accommodating. We would definitely stay there again! It was a great stay! Positive: The inside was very nice and clean! I appreciated the high chair!! The owner responded very quickly. Negative: The driveway could use some work. The neighborhood was not what I expected either.

We went on a spur of the moment weekend getaway. It was PERFECT! Positive: Perfect size and fantastic price!!! Negative: Driveway is a wee bit wonky but it works. The back bedroom needs a nightstand. I sleep with a cpap and had to use a chair. Not a real big deal.

Our family felt right at home during our stay. We had everything we needed, we’re super comfortable, and the location was convenient to the sights we were in Waco to see. We had a minor hiccup at checkin, but Eric immediately answered when I called and had an instant solution.
